How Does It Work?

We discuss in detail, with you, the different types of auctions, sales programs and payment plans available to our prospective clients.

Once the sales plan is selected, a marketing plan is outlined.

A date and time is selected for the auction to take place.  Depending on the time of year, usually this is scheduled just weeks after the contract is signed.

One or two open houses (previews) are normally planned prior to the auction.

The contract is signed.  It emphasizes that we work exclusively for the you, the seller.  All the details of the transaction are included.

At the open houses the potential buyers are provided a bidder’s package.  They can bring qualified contractor’s to do any inspections they feel are necessary.  They can ask us any questions about the property and/or the bidding process.  We are there to serve and make every potential buyer comfortable.

At the auction, the potential bidders must have cash or certified funds for usually a minimum of 5% of the estimated value of the property.  Without this, they cannot attend or participate in the auction.  We are serious about selling your property and expect any participants, and/or their representatives, at the auction to be also! No looky loos or other agents trolling for prospects!

The auction takes place by experienced auctioneers who are trained to encourage the potential buyers to competitively bid.

The purchase contract is signed by the winning bidder and we open escrow.

Escrow closes in 30 days or less.  If it doesn’t close, the buyer’s deposit is forfeited.

Our process will reduce your costs in three ways

  1. The holding cost of the property is greatly reduced.  The auction will terminate your out-of-pocket costs such as interest, taxes and maintenance.

  2. There is the cost of lost opportunities.  For example; if you want to move to another home, but you must sell your current residence first, you can miss the opportunity due to the fact the seller of the home you want, won’t wait for your property to sell.  With an auction, you are virtually guaranteed your home will sell within a short time so you can avoid making double payments and close on the “new” property.

  3. Third is the cost of not being able to move on with your life.  If a  property remains on the market without selling, it becomes “stale”.  Not only do you have to put up with numerous showings, but also the day-to-day headache of having an unsold property.  Your life is put on hold until your property sells.  With an auction, you can quickly move on with your life, knowing that your property will sell quickly, sometimes within 30 days.

We do not have hundreds of properties listed at any one time,  so your property gets our highest personal attention.              It only stands to reason that when a real estate agent has many properties to sell, their focus may not be on any one property. And that could be yours! That means that if your property isn’t the hottest deal of the day     you get lost in the shuffle!  Soon your property is stale! It’s only human nature for the agent to take the easiest way and sell the hottest property.

How many properties are listed at dream prices that some eager real estate agent told the seller so that the agent could list the property            only to have the agent come back and ask the seller to discount the property a month later,    and a month later ,    and a month later,    and a month later,    and a month later,    and a month later!

The traditional way of marketing was to pick a figure to list a property at and then negotiate down. With our method of selling, we negotiate up! There is no top price!
